
We are pleased to see the application site for 9 dwellings adjacent to the A1 has been granted at Appeal. Our involvement was sought after a failed access proposal by others, which we reassessed in terms of Walking, Cycling and Horse Riding, as well as for vehicles.
We redesigned the access and liaised with Highways England (now National Highways), to gain approval for the access.
The scheme delivery was for a small development but complex. Through diligent assessment of traffic volumes and speeds from the A1 recorded traffic data, we addressed the visibility for the access. In addition, and specifically, was the completion of a Design Manual for Roads and Bridges (DMRB) GG 142, Walking, cycling and horse-riding assessment (WCHAR). This assessed the connectivity of the site to the local facilities and whether any of the local infrastructure would be affected by the proposal.
We achieved approval for the access and the WCHAR, which removed the need for the highway access to be part of the appeal process, a great result and the Planning Inspector sought to approve the appeal associated with the outstanding air quality, noise and odour issues.
Working closely with the client and Brown and Co (who created the layout), we were very happy with the result and it proves that with careful consideration and professionalism, even the most difficult of schemes are achievable.
