Richard Jackson Ltd have had an involvement in this development site commencing with a review of the project prior to purchase by our client. We then prepared a Flood Risk Assessment and Transport Assessments to support a full planning application to develop the site for mixed industrial and commercial uses. This included HGV routing, Green travel issues as well as traffic impact modelling.
The application was successful. Kings Warren Business Park is the commercial development of the new Red Lodge area. Richard Jackson Ltd worked from the outset with the developer to procure the off site and on site infrastructure to allow access to this phase of the development. Following consent of planning we engaged with the local authority securing the required Section 38 and Section 278 Agreements as well as a sectional agreement with the highways agency to works on the A11 slip road.
A sustainable approach to drainage in the form of swales and soakaways was adopted as the most appropriate means of surface water drainage for this scheme. Richard Jackson Ltd performed the role of designer and Resident Engineer to ensure a seamless service to the client for the on-site works.
By adopting this approach we were able to ensure that the overall project was delivered from first concept to completion on site within fourteen months ensuring the client met the stringent programme and budget requirements. This allowed the first employer to commence operations on the business park to his programme.
